What is a Licensee Agreement and why does it matter?
A Licensee Agreement is a written sublicensing arrangement between Oakline and our residents. It is not a traditional sublease. You lease the property to Oakline as a single corporate tenant, and we grant individual residents a license to occupy a room under our house rules. We walk every landlord through this structure in writing before lease signing. We request written acknowledgment of this model in the lease.
What if a resident damages the property?
Residents are financially responsible for damages they cause beyond normal wear under their Licensee Agreement. However, Oakline remains the primary leaseholder and is responsible to you. If damage occurs, we repair it promptly and handle the resident matter internally. You do not have to chase individual residents.
Who actually lives there?
Independent adult women, 18 and older, who are screened for intake criteria including income sufficient to cover their monthly fee, no history of violent or sexual offenses, and willingness to follow structured house rules. Residents are referred primarily through our caseworker partners at established Chicago nonprofits including ReVive Center for Housing and Healing.
Why not just rent to four individuals?
Individual tenants mean four separate screenings, four lease renewals, four turnover cycles, and constant communication. With Oakline, you have one tenant, one point of contact, one long-term lease, one predictable rent payment, and we handle everything on the resident side. Your time and stress drop to near zero.
Do you pay above asking rent?
We will consider paying above asking rent for the right property, especially where we're asking for longer lease terms, sublicensing acknowledgment, or flexibility on minor items. Every property is evaluated on its own merits. The economics have to work on both sides.
Are you licensed? Insured?
Yes. Oakline's founder Sophia C. Ojukwu is a Licensed Illinois Real Estate Broker sponsored by Charles Rutenberg Realty of Illinois, LLC in Naperville. Full license disclosure is shown below. Oakline carries standard operator liability insurance. We are professionally operated, not a casual roommate arrangement.
What if my property is not vacant yet?
Submit anyway. We can evaluate your property now and line up a lease to start when your current tenant vacates. Planning ahead often gives landlords better terms than scrambling to re-rent.
